QUICK REFERENCE GUIDE

UTILITIES (You must set up your own utilities)
Water - City of Corsicana (you will need the fully signed/executed contract, sent to you via DocuSign in email)
Electric - ANY (but TXU is easiest)
Internet - Vyve, NO SATELLITES permitted

MAINTENANCE
  • Submit all maintenance requests through the RentRedi app
  • Our foreman will be by sporadically for cleaning air filers, pest control, mowing, etc...
  • Do NOT cover the bathroom sensor
  • Humidifiers are not permitted
  • Drip faucets during freezes 

TRASH
Trash cans are required by the city to be placed on the concrete pads provided, and not allowed to be kept in front of unit. Fines assessed will be at your expense.​​​ Trash Days as follows:
  • The Forge - Tuesday
  • The Forge Extension - Tuesday.  (Do not leave any items sticking past the top or outside of the dumpster. Lid must close or the added surcharge will be at your expense.)
  • Container Apartments - Friday
  • Dawson TriPlex - Wednesday
  • Churchill - Thursday
  • Industrial Park - Friday.  (Do not leave any items sticking past the top or outside of the dumpster. Lid must close or the added surcharge will be at your expense.)

HOUSE RULES
  • NO SMOKING - Please smoke outside only, and clean/dispose of cigarette butts properly
  • PETS - Clean up after your pet, every time. Do not leave pets unattended in dog run. Keep pets leashed when not in dog run. Only contracted and approved pets only, babysitting not allowed.
  • PARKING - Park ONLY in your dedicated spot! (or any available free space without a Letter or Number). Guests must only park in free spaces. Towing is possible at owners expense.
  • QUIET ENJOYMENT -  Unsafe or Illegal behavior of any kind will not be tolerated and grounds for eviction. Please be courteous with volume levels and neighbors, especially in duplex units. 
  • LEASE - Read your lease agreement! A fully signed copy of your lease was emailed after all parties signed, via DocuSign email. Rent is due on the 5th of every month, then late fees are assessed. 3% charge will be added to all credit card payments. Upon move-out, leave kitchen trash can, tv remotes and ceiling fan and/or HVAC remotes in proper locations.
